What is rising damp?

Rising damp is a common problem in the UK, particularly in older buildings with solid walls. It occurs when groundwater is absorbed by porous building materials such as bricks and mortar, causing dampness to rise from the ground and into the walls—like a sponge. This can lead to a variety of problems including peeling wallpaper, mould growth, musty odours, and even structural damage.

Unlike flood damage, which is caused by a one-time or temporary disaster, rising damp is a persistent and pervasive problem throughout the UK. One of the most visible signs of rising damp is the appearance of a “tide mark” on interior and exterior walls. This is caused by the build-up of salts and minerals in the damp patches as the water evaporates. If you see a tide mark, or worse, mould and discolouration creeping up your walls, it’s time to call a professional.

If left untreated, rising damp can cause significant damage to your property, including rotting timbers; peeling paint; crumbling concrete, brick, and plaster; and even the collapse of walls.

One of the major problems is rotting structural timber. If left untreated, rising damp exposes your framing, floor joists, and roof timbers to excess moisture, causing wet rot (a fungus that forms on wood). Once wet rot takes hold, it releases spores that spread through the wood. This causes wood to become spongy and soft—not at all good for holding up a house! Obviously, this can affect the structural integrity of a building. If structural timbers become damaged, it can lead to collapse. They also can be expensive to replace, which is why you want to stop rising damp quickly.

Water damage is also common in brickwork and mortar, which are porous materials. Prolonged exposure to dampness can cause water to travel through via capillaries in the brickwork and concrete, causing serious structural damage.

Repairing rising damp damage usually involves installing a remedial damp proof course (often referred to as DPC) that are made of nonabsorbent and water-resistant materials, such as slate, bitumen, or polyethene sheets. Most buildings have had some sort of barrier installed at the lower level of the wall to prevent water rising. But it is common for some of these barriers to fail over time. In very old buildings, there may not have been a damp-proof barrier at all.

  • Membrane-based solutions: In this damp-proof course, a damp-proof material is placed beneath a wall  to block moisture from contacting the structure.

     

  • Chemical-based solutions: Through this method, our damp damage removal specialists inject a cream or liquid into the wall to act as a water-repellant layer to stop the damp from the ground rising above the damp proof course. The introduction of water-repelling, silicone-based liquids can be more practical than a solid damp proof course.

     

  • Electro-osmotic solutions: Rising water is repelled through an electric charge.  using the electro-osmotic damp proof course option. This is an ideal solution when the use of chemicals is not appropriate or desired. It involves installing copper and titanium wiring to create a small electric charge in the wall, thereby reversing the polarity of the capillarity and pulling rising damp back down below ground level.

     

  • Pressure grouting: Filling gaps with grout or concrete can be an inexpensive and practical option. In this method, our specialists drill holes into affected areas before pumping a filler into the voids to make it damp proof.

     

  • Integral damp proofing methods: Adding certain compounds in the mortar or concrete during mixing can act as a moisture barrier. These might include using chalk, talc, fly ash that fill the inherent pores in concrete or mortar, thus making it denser and less porous. Other compounds, such as soaps and oils, work to repulse moisture; when mixed in concrete, they react to make it water repellent.

     

  • Cavity walls: A cavity wall consists of two parallel walls, separated by air space. Working further insulation, the continuous air space in the wall prevents dampness from the exterior wall from seeping to your interior walls.  inner to the inner wall.
